The Journey of Park Modern, from Start To Practical Completion

We’re pleased to announce that as main contractor on our Park Modern project has reached the practical completion stage; having been signed off by building control and client Fenton Whelan and the moving in of the first residents who will get to enjoy this incredible building with its private pool, spa and gym area alongside it’s private cinema room, all fully serviced in the centre of London.

Navigating Challenges: A Glimpse into our 2.5-Year Journey on a Monumental Project

Over the last two and a half years, our construction team embarked on an ambitious project, a venture that was as challenging as it was rewarding.

The year was 2020, and barely had the ink dried on our project plans when the world was hit by the unprecedented Covid-19 pandemic. While the construction industry received a reprieve from the government to press on, our top priority as main contractor was ensuring the safety and well-being of our workforce and that of our sub-contractors. We were compelled to reduce our on-site manpower, a move that inevitably elongated the early stages of this Central London construction. Moreover, comprehensive safety measures were swiftly rolled out, including clear signage and strict mask-wearing policies, ensuring a secure work environment all headed up by our Head of Health, Safety & Environment Lawrence McKenzie.

Yet, the pandemic was just the beginning. As we ventured further into the project and our role as main contractor, we grappled with mounting inflation. The reverberations of the pandemic, coupled with skyrocketing energy costs and surges in the prices of raw materials like steel, escalated our overall project expenses.

Anticipating challenges is a hallmark of any adept project management team. From the tender stage, we had foreseen wage inflation, making prudent allowances to cushion any labor cost spikes.

Mid-project, we were met with design specification changes due to evolving client demands. Our agility was put to the test as we adapted swiftly, ensuring that neither the construction timeline nor the budget was severely impacted. This entailed a meticulous re-evaluation of our supply chain and procurement strategies to maintain a steady momentum.

The project's Central London location at the intersection of Bayswater presented its own set of challenges. With limited grounds access, coordinating logistics in such a bustling environment demanded meticulous planning and coordination.

An added layer of complexity was the proximity of the Central Tube Line. Running parallel to our construction site, it necessitated the integration of advanced anti-vibration technology. We also achieved an impressive energy efficiency rating of B, underscoring our commitment to sustainability.

Speaking of sustainability, it remained a core principle guiding our decisions, especially in mechanical and electrical procurement. The materials selected for cladding and construction were not just state-of-the-art but also eco-friendly.

In reflection, while the journey was riddled with obstacles, each challenge surmounted reaffirmed our resilience, adaptability, and unwavering commitment to excellence.

On the 5th of May 2022 we had the celebration of the topping off ceremony at Park Modern, where we welcomed our partners Cheyne Capital & Fenton Whelan in this huge milestone representing the overall completion of the building's structure and our role as the main contractor on the project.

We were very happy to have recently celebrated the launch of the Penthouse Floor at Park Modern in partnership with Fenton Whelan and Cheyne Capital. The event saw the culmination of over 3 years worth of construction work & dedication delivered by us as high end main contractor.
